Below are the answers to the most frequently asked questions about the AeroBarrier process. With our background in building science and energy ratings, our answers reflect the real world applications which we see every day installing AeroBarrier.

The AeroBarrier sealant is based on a water-borne acrylic that has been used as a fluid-applied permeable air barrier for many years. The sealant is Greenguard Gold certified and has been tested according to various ASTM standards and NFPA 285, for fire spread, smoke production, adhesion, anti fungal properties, tensile strength, etc.

The sealant is low VOC and has no off-gassing. See the Material Safety Data Sheet for more information.

AeroBarrier can be applied at any time after the space can be pressurized. Rough-in or early stages of drywall is the most economical for application, but it can be applied to completely finished spaces as well. Contact Us today to see when AeroBarrier should be applied on your project.

The entire AeroBarrier process, from setup to completion, takes approximately 6-hours for a typical single-family home. Application times may vary depending on the size of the building and how leaky it is. There are many factors which go into the pricing of AeroBarrier and every dealer/installer is an independent entity with their own pricing structure.  Here at New England Air Barrier, we generally price each project individually based on the project specifications and requirements. Apart from the below factors, volume of work will also reduce the costs.

Our technicians prepare the space and run preliminary blower door tests to identify the initial leakage rates, see our article in Fine Homebuilding Magazine for a detailed example of our process. We split the preparation and seal phases over two days, this allows us to consistently meet expectations.  We are also shutting down your jobsite for fewer hours, saving time on your schedule.  Typical installation times are about 1.5 days for houses under 4000 square feet.

Every time we seal a structure, we pay a license fee to the manufacturer and buy sealant.  This license fee is based on the square footage of the home.  The sealant used on a project is a variable that is influenced by the leakage target, the volume of the home, the exterior surface area, quality of construction, temperature delta between inside/outside, and the relative humidity delta between inside/outside.

While we can estimate the sealant usage based on past experience, the actual sealant usage is unknown at the time of proposal. There are many ways to handle the variables in pricing.  Some dealers have a flexible pricing schedule based on sealant usage and/or leakage rates.  We have a fixed price that is informed by our experience, we don’t feel that flexible or variable pricing is fair because the end costs are unknown until the seal is completed.  We need your plans and specifications for a firm quote but average pricing is approximately $1.50 per square foot.

Third-party lab testing reveals AeroBarrier withstands a simulated 50-year durability test, with little or no seal degradation. See the durability testing report for the test results.

AeroBarrier seals holes as large as ½”, and as tiny as a human hair. Aerosol sealing is extremely effective at sealing narrow gaps and extremely small holes that are typically not cost-effective or are missed during manual sealing.

If AeroBarrier is applied at rough-in or right after drywall is installed, there in very minimal preparation required. Vertical surfaces like walls and windows require no covering. All designed openings, such as ducts, electrical and plumbing, need to be covered prior to sealing. All finished horizontal surfaces need to be protected. The AeroBarrier process requires temperature control and pressurizing the areas to be sealed. The ideal temperature for application is an outdoor temperature of ≥ 40˚F. Sealing can be done below 40˚F but may require additional steps for the preparation. Contact Us if it will be below 40˚F at the time of installation to discuss the additional steps necessary for a successful installation.

Yes, the AeroBarrier sealant is GreenGuard Gold Certified, meaning that it’s not only safe to be used inside a home, but it meets the stricter certification requirements for use in schools and healthcare facilities as well.

The area needs to be aired out for 30 minutes after the sealing is complete. This is done by opening doors and windows while running the fan. Since AeroBarrier does not produce any off-gassing, work can resume in the space as soon as the 30 minutes is up and the sealing equipment has been removed by the technicians.

The AeroBarrier system uses a standard blower door to measure envelope leakage during the process. The blower door is calibrated to meet ASTM Standard E779, E1554, CGSB-149.10-M86, EN 13829, ATTMA Technical Standard 1, NFPA 2001, RESNET and USACE.
